![]() Project Description The Elverta Specific Plan is a 1,740-acre property located in northern Sacramento County. It is a mixed use project that is intended to conform to the Rio Linda/Elverta Community Plan growth management objective of a “development pattern that emphasizes traditional, small-town mixed-use retail and residential land use patterns in the urban areas, encourages build out of agricultural-residential areas and maintains agricultural and open space.” The Elverta Specific Plan is primarily residential in character, with a “new urbanist” town center design, parks and open space, a loop road and more than 15 miles of pedestrian, bike and horse trails. The plan embodies many Smart Growth principles while maintaining elements of the rural nature of the existing community and emphasizing equestrian and pedestrian access throughout the Plan area. Transition zones are incorporated into the Plan to buffer sensitive land uses, such as existing agricultural-residential areas and agricultural activities, from future urban uses.
